Selling your home can seem like a daunting task. You want to make sure you do everything you can to get top dollar for it, but you don’t want to spend a lot of money either. There are a lot of simple things you can do to make your house more desirable to buyers. The biggest piece of advice is to listen to your selling agent. In fact, if you can, try and repaint as much as the house in neutral colors as possible. You want buyers to walk in and picture themselves living there. It’s much easier for them if they have a fresh canvas.
Next up, you’re going to want to clean your house like you never cleaned before. You may even want to hire a cleaning service to get your home spick and span. Focus on the little details that you don’t generally worry about. Dust all your fan blades, polish your faucets and clean your windows. If your windows are old or not matching, it’s important to replace them. Like the appliances, it will pay off when you sell your home.
First impressions are everything, so you’ll want to up your curb appeal game. It’s the first thing potential buyers are going to see, and shade their opinion before they even walk in. Make sure you have fresh mulch, your plants and hedges are manicured and if your driveway is in rough shape, get some new stones or have it patched up professionally.
Don’t overlook the little things. Make sure all the closets are clean and organized. Get fresh towels and rugs for the kitchen and bathrooms. Don’t forget, kitchen and bathrooms are key to selling your house. If you have a couple door knobs that don’t match, go out and buy matching ones. This kind of attention to detail shows buyers that you really cared for the home.
Last but not least, make sure your home smells inviting. You might enjoy a good fish fry, but if you have buyers coming into your house the next day, no matter what improvements you’ve made, they will think of your house as the fish house. Be willing to bake a lot of cookies (you can keep them for yourself, but the smell will be quite inviting.) If you’re not a cookie person, take a pan of water, throw some cinnamon in it and put it in your oven at a low heat. It’s much more effective than any scented candle you could buy.
All of these steps, whether small or large, will help to insure that you get top dollar for your house and will also help you receive an offer much quicker.
