A home warranty or home protection plan can give you a real peace of mind in your new home. A home warranty typically covers the major systems and appliances in your home for one year after the sale. A home warranty can be purchased by the buyer or seller. Sellers will include a home warranty on a house they are selling to make it more attractive of a purchase. Home warranties will invariably differ from plan to plan, but most generally cover the same things. Kitchen appliances such as a dishwasher, oven or built-in microwave. The service call will cost you a fee, but it a reduced flat rate fee that would be less than if you call a serviceman yourself.

Once the service professional evaluates the situation, they may fix it on the spot, need to order parts or in some cases, order you a complete replacement. Any of those options are at no extra cost to you! It will be up to your serviceman and warranty company whether an item gets replaced or fixed. If you are unhappy with their decision, talk to your real estate professional. They generally have a good working relationship with the warranty company and should be able to assist you.

When buying your new home, you have enough to worry about. A home warranty is a cheap and reliable way to ensure you have one less thing to worry about. If you’re selling your home, a home warranty is a great incentive for buyers. It is a true win-win for all.
