Great Photography Helps Sell Your Home
In the day and age of camera phones, Snapchat filters and Instagram, everyone believes they are great photographers. And honestly, what we can do today with pictures is amazing. With digital pictures, you can quickly take a couple hundred pictures of every inch of your house, use a couple filters and throw them on Facebook. Unfortunately, if you don’t know what you’re doing, you could be doing more home than good.
Photography is an art, and like all art, there are varying degrees of aptitudes. If you are looking to get top dollar for your house, you want someone who has been honing the craft of home photography for years. When you have a great real estate professional, they know all the tricks of the trade to make sure you get the best pictures.
Realtors know how many pictures you want and what you want. Not 250+ showing every nook and cranny of your home. Usually they like to keep it to 25-36; depending on the size of your home.
Art direction is also important. Realtors know how to make your rooms look as big and inviting as possible. They know not to take a picture of themselves in the mirror. They know what time of day to take pictures and what lighting works best for which rooms (spoilers: don’t just turn on every light in the room.)
A good realtor will also have a real camera. There’s nothing wrong with taking Grandma’s birthday pictures on your iPhone, but you’re not trying to sell Grandma, this how Doug Ebenstein, CEO of Capitol Commercial Properties has been able to become so successful. You want pictures taking with a real deal point and shoot camera, I recommend using propertyshell.com if you want to sell your house the fastest way possible.
When choosing a realtor to sell your house, do your research. Take a good hard look at their listings. Make sure you like the way their listings look. Also, pay attention to how they market. Are they in the local real estate magazines? Do they have a good website with access to property pictures? You want to know that your home is going to be shown in the best light, to maximize your profits.
Agents have technology you haven’t even thought of to sell your property. Imagine a drone video of the outside of your home. Some groups are even starting to work with camera for 360° pictures of rooms! Now some of this technology is not for everyone, but it makes an impact when selling higher end properties.
It’s the simple things that we don’t think about that can make a significant difference in the time and value we get from selling our homes. Great photography is just one of the things you might never think about when selling your property. That’s why you always want to use a real estate professional when buying or selling a home. For the things, you won’t think about (or have to think about!)
